Questions

1. Is renter’s insurance required? If so, what is the requirement?

Yes, we require $100K minimum liability and the community to be named an additional interest on the declarations page. We also recommend choosing a renter’s insurance policy that covers your personal belongings as well. All residents are required to supply a copy of the Declarations Page to the leasing office and keep insurance active for the entirety of your lease.

2. What is the parking situation? Are there assigned spots?

Our communities offer residents the choice of open, surface parking along with reservable detached garages, covered parking spaces and reserved spaces. If you are interested in securing a reserved parking space, carport or garage, contact our leasing team to check availability for you! We are also working to provide a select number of EV Charging spaces at each of our properties. Check the site map for the locations at your property.

3. What amenities do you offer?

Designed to be your perfect retreat, Arden by Kalterra provides our residents with more than just a place to live. When you become a resident at our community, you also gain access to an array of enviable amenities and conveniences, including resort-inspired pools, 24/7 wellness centers, and impressive indoor and outdoor social spaces! 4. How do I receive packages? Is there a locker system?

We know how important it is to be able to receive your packages on your time. Arden by Kalterra is equipped with package reception at all properties and most include 24/7 Package Lockers for our resident’s convenience.

5. What is your pet policy?

We love our pets and yours! Our communities boast a dog spa as well as a dog park located on the grounds for your convenience. We allow each home to have up to 2 pets maximum and pet rent is charged monthly for each.

6. What is your guest policy?

Don’t miss out on time with your friends and family, invite them to stay for a few days! Guests are allowed to stay for up to 7 consecutive days at a time. If you plan to have a guest stay longer, please contact the office. Guests staying over 7 days will need to get approval and be added to the lease.

7. Is subletting allowed? If so, what are the requirements?

We do not allow subletting at our community. If you have questions about terminating your lease early, we are happy to help you find a solution that works with your lease contract and community policies.

8. What utilities are included in my rent? If none, what providers are available to use?

No utilities are included in the rent at Arden by Kalterra. You are welcome to secure your preferred electricity provider. Water, sewer, and trash will be allocated and included on your monthly statement.

9. Do you offer month to month or short-term leases?

We do not offer month to month leases at Arden at by Kalterra, but we can work with your lease term needs ranging from 3 – 13 months. Short term leases are available from 3 – 6 months with a premium.
